The Botetourt County Planning Commission will hear requests for three special exceptions permits (SEP) and one change of proffer when it meets Monday, June 12 in Fincastle.
The SEP requests include one to allow a medical care facility in a Shopping Center Use District, one to allow a third dwelling for a vacation rental on 160 acres, and one for a storage yard for materials and equipment.
The change of proffers request is to allow a restricted Business (B-2) zone property to be used for offices.
Timberbrook Associates LLC is asking for an SEP that’s necessary for a medical care facility to be allowed in a Shopping Center Use District.
Timberbrook has a potential medical practice that wants locate on 7.4 acres next to the Goodwill parcel on Commons Parkway in Botetourt Commons in Daleville, according to its application for the SEP.
Botetourt Commons already has other medical-related facilities there that include a nursing home, memory care complex, orthodontics office and physical therapy office.
Fellowship of the Inexhaustible Cup Inc. (FIC) has requested an SEP for a third dwelling on 160 acres on Forest Oak Road, Natural Bridge Station north of Buchanan in the Alpine area.
In the application for the SEP, Fr. Christophe Lepoutre said FIC wants to provide short-term rental housing in a new cabin or cottage.
Potfillers LLC requests is seeking an SEP for a storage yard for materials and equipment on a 2.032-acre lot located at 6149 Cloverdale Road, Roanoke, just south of the intersection of Hillview Drive.
In the application for the SEP, owner Ian Hensley said he wants to relocate Dirt Works Landscaping to the property where he hopes to build a new building for a small office and the rest a shop area at the rear of the property.
An existing rental home at the front of the property on Cloverdale Road would remain.
Fralin Real Estate Corp. has a contractual agreement to purchase the former Planters Market and Elderberry Café property at the corner of Roanoke Road and Wendover Drive in Daleville.
Planters Market LLC currently owns the property that’s divided into four parcels. Planters Market is asking for a proffer change on two of the parcels that were restricted to use as a commercial nursery only so Fralin Real Estate can develop the property for offices.
New proffered conditions propose to exclude certain uses within the Business (B-1) and (B-2) Use Districts and maintain substantial conformance with a submitted concept plan.
The two other parcels do not have any limitations for B-1 and B-2 uses.
Proffers Fralin Real Estate is offering include no access from Orchard Drive, which runs off Wendover Drive, keeping an existing buffer of trees for neighboring residential property, and “corporation” architectural style for any buildings.
The buildings would be concentrated at the front of the property on Roanoke Road and access would be from Wendover Drive.
According to its application for the proffer change, Fralin has been in conversations with three general office tenants already.
The Planning Commission meets at 6 p.m. in the Old General District Courtroom. The Board of Supervisors has the final say on all four requests, and is scheduled to hold public hearings and take up the Planning Commission’s recommendations Tuesday, June 27 at 6 p.m. at Greenfield Education and Training Center.
